A warning to all new people in town: beware of the bogus property agent!

IT's currently a sellers' market in Krabi, as demand for property far outstrips supply - especially the legitimate and quality supply - of houses. Rising prices also seem to be attracting an increasing number of brokers, usually foreigners, who set themselves up as "experts" and sell land and homes to fellow westerners.

While these people might not necessarily be trying to scam you, should they run into trouble later down the line (mainly through ignorance of the law etc.), the buyers then have no recourse, as the foreign 'agent' is not registered as a property dealer under Thai law, nor has a work permit for this type of business.

When entering into negotiations about any property in Krabi, then, do not be afraid to ask to see the credentials of the people you are dealing with. A business card, or advertising brochure is not enough. If they are genuine agents, they will be happy to show you documents giving permission to operate as a real estate firm, as well as valid work permits for any foreigner working within that company (take a copy and have them translated). If they cannot, use them at your peril: if anything should go wrong (and there is plenty that can!), you stand to lose everything you have invested in your dream holiday home.
